The Vineyards at Heritage HOA has the authority and responsibility to enforce standards for the neatness of the neighborhood. These guidelines are quite unobtrusive and are based on reasonable responsibilities of a homeowner in a neighborhood such as ours. Our goal is to allow individuals to personalize their property without negative impacts on the properties of others or the aesthetics of the community. We ask that you keep your lawn cut to a reasonable length, that the lawns be edged and clippings cleaned up. Please keep your gardens and lawn weeded and your home in good repair. Basically, all exterior modifications must be submitted for review and approval prior to commencement of any modification. To avoid unnecessary expenses, it is best that you submit your requests to the committee before you sign contracts with a contractor and/or before you perform the modification. This will save you money, time and aggravation should the submittal be rejected. ---------------------------------------------------------

For each modification request, a completed Architectural Control Authority Submission Form is required along with complete specifications and a site plan showing the location and dimensions of the proposed modification. Homeowners are responsible for obtaining all city requirements, permits, approvals and meeting any restrictions. Complete submission form and return with all appropriate supportive material and documentation. If you are submitting color samples it is best to mail the forms. Per the CC&Rs, the ACC Committee has up to thirty (30) days to respond; however, the Committee will make every effort to provide a response within a week to ten days from receipt. --------------------------------------------------------- |

As many of you already know, our management company conducts weekly drive-throughs in our neighborhood. There are several things they look for to make sure our community stays neat, clean and uniform. If they see something that is a violation of the deed restrictions you will receive a postcard.
